Comparing renovation quotes and allowances

Find the scope differences behind renovation totals before choosing a proposal.

Use one project description

Give every contractor the same room-use brief and photographs, and identify the decisions still open. Record which layouts or materials each proposal assumes. If one quote includes design work and another starts from drawings you must supply, mark that difference first. Comparing totals before comparing assumptions can hide a substantial gap. Ask each contractor to state the work area and intended result in writing so the proposals describe a recognizable shared project.

Unpack supply and installation

For fixtures, appliances and finishes, ask who supplies each item and which installation tasks are included. Identify allowances and ask what happens when the selected item costs more or less than the allowance. Request clarification about delivery, storage, disposal and finish restoration. Avoid treating the same product name as evidence that two scopes are identical. The surrounding preparation and installation work may differ, and that difference belongs in the comparison.

Make exclusions explicit

Ask each contractor to list exclusions, concealed-condition assumptions and work by others. Identify questions about drawings, approvals or specialist services for the contractor to resolve for your project. Clarify how changes are priced and approved before work continues. Keep all clarifications with the proposal rather than relying on a verbal explanation. A useful comparison sheet has columns for included work, exclusions, open questions and the responsible party, not just a column for total cost.

Compare the handover as well

Ask what completion documentation, product information and warranty terms are included. Clarify how incomplete items will be recorded and followed up. Discuss proposed timing and payment milestones with the contractor and obtain the applicable written terms.
